Creating Melds from Inspections - RentCheck

RentCheck allows maintenance issues identified during an inspection to be reviewed and created as Melds in Property Meld.

This article explains who can flag maintenance issues, how inspection findings are created as Melds, and what information is transferred to Property Meld.

Who Can Flag an Issue

Residents, property managers, maintenance technicians, and vendors can flag maintenance issues during a RentCheck inspection.

While multiple users can flag an issue, the property manager determines whether the issue should be created as a Meld.

Resident-Completed Inspections

Residents can flag potential maintenance issues while completing an inspection.

Submitting the inspection does not automatically create a Meld.

After the inspection is submitted:

  1. Review the flagged issues in the RentCheck web app.
  2. Add or update any necessary details.
  3. Determine which issues should be created as Melds.
  4. Create the applicable Melds from RentCheck.

Inspections Completed by Your Team or a Vendor

When a property manager, maintenance technician, or vendor completes an inspection, they can flag maintenance issues and add additional details directly from the RentCheck mobile app.

Melds can then be created in one of two ways:

  1. Create the Melds when submitting the inspection from the RentCheck mobile app.
  2. Review the findings later in the RentCheck web app and create the Melds from there.

Review Meld Information Before Creating the Meld

Before creating a Meld, RentCheck displays the associated Property Meld information so you can confirm the request is being created for the correct property and unit.

This can include:

  • Property
  • Unit
  • Occupancy status
  • Associated resident information

Review the maintenance details and associated information before sending the Meld to Property Meld.

Why One Inspection Can Create Multiple Melds

RentCheck automatically groups inspection findings based on the applicable Property Meld work category.

For example, if an inspection identifies a leaking kitchen sink, a broken bedroom outlet, and a damaged dishwasher, the findings may be separated into multiple Melds based on their respective work categories.

The grouping is determined automatically and cannot be selected individually for each inspection.

What Information Is Added to the Meld

A Meld created from a RentCheck inspection can include:

  • Meld name
  • Description
  • Work location
  • Priority
  • Work type
  • Category
  • Resident information

RentCheck combines applicable notes from the inspection findings and includes them in the Meld description.

Photos and Videos

Photos and videos from the RentCheck inspection are not transferred to Property Meld as attachments.

Instead, the Meld description includes a link to view the associated inspection photos and videos in RentCheck.

Resident and Owner Notifications

RentCheck creates the Meld, while Property Meld manages resident and owner notifications.

Residents and owners are notified according to your existing Property Meld notification settings and portal configuration.

Flagging an issue during an inspection does not automatically send a maintenance notification. The Meld must first be created in Property Meld, after which your existing notification settings determine which notifications are sent.

If a Meld Fails to Create

If a Meld fails to create, RentCheck records the error on the associated RentCheck work order.
