Technician Mobile App Overview

Managing maintenance work has never been easier. The Property Meld Maintenance Technician App helps streamline your workflow by giving you a dedicated scheduling and Meld management tool right in your pocket.

With the app, you can view assigned Melds, access detailed work information, and update job statuses with just a few taps. Whether you are checking your daily schedule or reviewing notes on a job site, the app helps keep everything organized and efficient.

The app is available for download on both iOS through the App Store® and Android through Google Play™, so you can take control of your Melds anytime, anywhere.

Note: The Technician Mobile App is designed to only display Melds assigned to the technician responsible for completing the work.

 

"Schedule" Tab: Stay on Top of Your Appointments

Easily manage your assigned Melds through different scheduling views:
 

All Melds View – See all scheduled jobs at a glance.

 

Day View – Focus on today’s tasks with a clear breakdown of scheduled Melds.

 

Week View – Get a bigger picture of your workweek to plan ahead.

 

Month View – View scheduled Melds across an entire month to track long-term workload.

 

"My Melds" Tab: Access and Manage Melds

From the My Melds tab, you can view details such as:

  • Assigned and Completed Melds
  • Number of Melds that have a check-in time
  • Brief job description
  • Location with map view
  • Filtering option
  • Appointment time
  • Detailed job description
  • Attachments, including photos and documents
  • Property and unit information
  • Work logs
  • Resident signature
  • Costs
  • Meld contacts
  • Meld category
  • Meld tags
  • Home warranty details
  • Meld maintenance notes

 

Once you click into the Meld under the "Details" tab, you will see the Meld ID, a Clickable Map View, Appointment Dates & Times, Work Logs, Costs, Detailed Description if one was added, and more.

 

Under the "Notes" tab: Enter or Edit a Meld Note. 

 

Under the "Chats" tab: Open a chat and choose who can see your message; Managers, Residents, Owners, Vendors, or any combination of these roles.

 

Under the "History" tab: On an open Meld, you can see the history of Melds for the unit, as well as Related Melds.

 

Filtering and Sorting the Meld List

Technicians can use filtering and sorting options to quickly find the Melds they need from the mobile app.

Use the Filter option to narrow the Meld list and find assigned work faster.

Use the Sort option to sort by Scheduled, Newest, Highest Priority, or Lowest Priority.

 

"All Melds" Tab: View and Manage the Full Meld Queue

The All Melds tab allows mobile app users to view a broader list of Melds, including Melds assigned to them and Melds that are not currently assigned to them. This gives users visibility into the full queue of available work, rather than only the Melds assigned directly to them.

From the All Melds tab, users can:

  • View assigned and unassigned Melds
  • Search for specific Melds
  • Filter the Meld list
  • Sort Melds by newest or other available options
  • Review Meld details such as location, due date, scheduled appointment, category, and trade
  • Identify unassigned Melds that may need action

 

"Profile" Tab: Customize Your Experience

Manage your account settings with ease:

  • Language Support (English & Spanish) – If your device language is set to Spanish, the app will automatically display translated content for a more accessible experience.
  • Change Password – Update your login credentials.
  • Dark Mode Toggle – Switch between light and dark mode for better visibility.
  • Use Google Maps – Open locations in Google Maps instead of Apple Maps.
  • Contact Support – Get help and support.
  • Privacy Policy – Review the app’s privacy terms.
  • Log out – End your current logged in session.
  • Remove Mobile Account Access – We recommend not clicking this.
    NOTE: If you remove access and need it back, please contact our Support Team.

 

Offline Mode (Based on Previously Used Data)

Even in areas with no network connection, technicians can continue working using previously viewed data. The following features are available offline:

  • Today View: Access your schedule for the current day.

  • Meld Preview: Open Melds and view details you’ve already loaded.

  • Add Meld Notes: Technicians can still add notes while offline.

    • ⚠️ Important: If a note is written offline and another user adds a note online during that time, the technician's offline note will overwrite it once they reconnect.

  • Offline Status Indicator: The app clearly displays when you're offline and disables features not available without connectivity.

  • Reconnection Handling: Once you're back online, a banner will confirm your status and all pending updates (like notes, status changes, and image uploads) will automatically sync.

  • Other Offline Actions: You can check in, check out, complete Melds, and attach images. These actions will queue and sync once reconnected.
