The Rent Manager integration helps eliminate double data entry between Property Meld and Rent Manager. But what information is actually transferred between the two? This article breaks down all the details of what moves between Property Meld and Rent Manager.

Rent Manager to Property Meld (RM → PM)

Information synced from Rent Manager to Property Meld includes properties, residents, vendors, users, and owners. This sync occurs every 4 hours, so updates might not be immediate.

Properties & Units:

  • If a unit or property is deleted in Rent Manager, no changes will be made in Property Meld. All deactivation must be done manually.
  • Street → (Property) Address
  • City → (Property) City
  • State → (Property) State
  • Postal Code → (Property) Zip Code
  • Comments → Unit Maintenance Notes

Property Groups:

  • Name → Property Groups Page

Residents:

  • Residents are synced based on their move-in and move-out dates in Rent Manager. If a resident is deleted in Rent Manager, no changes will be made in Property Meld.
  • Name → Name (Initial sync only)
  • Email → Email
  • Home, Cell, Work → Cell, Home, Business

Vendors:

  • Email → Email Address

Users:

  • Email → Email Address

Owners:

  • Name → (Property) Address (Initial sync only)
  • Email → (Property) City
  • Home, Cell, Work → Cell, Home, Business

Property Meld to Rent Manager (PM → RM)

The data synced from Property Meld to Rent Manager includes melds, uploaded files, expenditures, and invoices. Most of these updates should appear instantly in Rent Manager.

Melds → Service Issue Tab:

  • Melds will show up in the Service Issue tab in Rent Manager. The meld status and category can be customized to match what you need in Rent Manager.

Note: If you are an existing Property Meld customer before integrating, only open and future melds will sync to Rent Manager; completed melds will not.

Data Synced:

  • Priority → Priority
  • Status → Status
  • Category → Category

Meld Chat → History/Notes:

  • Date/Time of Message → Date
  • Messages from Residents, Owners, etc. → Note

Meld Files → History/Notes:

  • Date file was uploaded to Meld → Date

Expenditures → Work Order (Bills):

  • Property → Property
  • Unit → Unit
  • RM Item → Item
  • Description → Description
  • Quantity → Qty
  • Cost → Cost
  • Price → Sale Price
  • Total → Total

Invoices → Work Order (Bills):

  • Work Orders → Vendor Bill (checked)
  • PDF of Invoice → Bills (PDF of invoice)

Melds Internal Work Logs → History/Notes:

  • Agent → User
  • Check-In → (Details) Check-in
  • Check-out → (Details) Check-out
  • Hours → Hours
  • Title → Note

Meld Updates to Rent Manager:

  • Issue → Meld Brief Description + Meld Number
  • Description → Meld Detailed Description + Link to Meld + Meld Number
  • Resolution → Final status (manager canceled/completed/resident canceled) + Completion notes (if applicable)
  • Assigned To → Assigned to either:
    1. The Property Meld API user (“propertymeld-PTR” in Rent Manager), or
    2. A linked RM user, if the meld is assigned internally.
  • Vendor → Linked vendor will appear here

By keeping everything in sync, this integration ensures a seamless flow of information between Property Meld and Rent Manager, saving you time and effort!
