Synopsis

1. Buildium syncs portfolio and contacts to Property Meld
2. Maintenance happens in Property Meld
3. Property Meld syncs bills to Buildium
4. Accounting happens in Buildium

NOTE: 

For each object, we must keep one source of truth, Buildium or Property Meld. So even though the integration is "two way", for any given object it's only one way.

For example, updating a property in Meld does not update it in Buildium, and updating an invoice in Buildium does not update it in Meld.

Buildium Integration Details

• Import new units and properties:
  • Properties and Units from Buildium will sync to Property Meld Properties and Units every 4 hours (approximate).
• Import new residents:  
  • Residents from Buildium will sync to Property Meld Residents every 4 hours (approximate).
• Invite imported residents:  
  • Residents synced from Buildium will automatically receive an invite to Property Meld.
• Import owners:  
  • Owners from Buildium will sync to Property Meld Owners every 4 hours (approximate).
  • NOTE:  Owners will not automatically be invited nor will their notifications be enabled upon import.
• Export melds:  
  • Melds do not currently sync to Buildium.
• Export vendor invoices:  
  • Invoices from Property Meld will sync to Buildium Bills (linked vendor required for invoice export). NOTE: the trigger to export invoice is to 'Approve' the invoice in Property Meld.
• Invoice attachments:
  • Invoice PDF attachments will sync to Buildium Files.
• Default Markup/Discount Percentage:
  • Any markup or discount percentage added in this field will be visible under the bill amount as Remaining cost in Buildium. 
• Expenditures:
  • Expenditures will sync to Buildium Bills.
• Expenditure attachments:
  • Expenditure attachments will sync to Buildium Bills.
