Is this an Emergency? If so, please call 555-555-1212. If outside of office hours (8 AM - 5 PM MT Monday – Friday), choose option 2 to be directed to our after hours auto-attendant.
Issues that constitute an Emergency include anything related to the property under the lease agreement that is an immediate threat to life, health, or the property. If the situation is life-threatening, please call 9-1-1 immediately and report to us after the situation is under control and the authorities are on the scene.
Examples of severe emergencies that require our immediate attention
NOTE: Falsely reporting an emergency may result in a charge to you.
- Sewage backups
- Gas or other odors
- Roof leak
- Lightning strike
- A fallen tree or large debris onto the property
- Broken water pipes
- No heat (restricted to an outside temperature below 45 degrees for more than 4 hours)
- No air-conditioning (restricted to an outside temperature above 90 degrees for more than 4 hours)

An emergency is defined in the State Property Code as a condition that materially affects the physical health and safety of a tenant.
- AC out > 85 degrees or heat out < 40 degrees
- Toilet out and only one bath in the house
- Hot water heater
- Sewage backup
- Leak from ceiling
- Water leak causing rising water
- Smoke detectors not working
- Building Code Violations
- NOT Emergency
- Appliance outage (including fridge)
- Roof leak from rain
- Water leak under a sink
- Toilet backed up but more than one toilet in the house
Please do not call the after-hours emergency hotline if you are not having a maintenance emergency. There is a charge for any call that is not maintenance related.

Issues outside of these items will not be handled as emergencies.
